Selling property in Thailand can generate a substantial commission for a real estate agent, especially when working with new developments. However, finding a buyer and closing the deal are only part of the process. The agent also needs to understand who signs the agreement with the developer, when the commission becomes payable, and how the money can be received.
For independent agents who do not have their own company in Thailand, receiving the commission may be the most difficult stage of the transaction. Some developers work only with accredited agencies, require a contract with a legal entity, or transfer commissions only to a corporate bank account.
In this article, we explain how real estate agent commissions work in Thailand, which payment issues agents may encounter, and how MSPro helps independent agents and real estate agencies receive commissions from Thai property developers.
The commission depends on the property, developer, and specific partnership terms. It is normally calculated as a percentage of the property price.
For example, if a condominium costs 7,500,000 THB and the developer offers a 10% commission, the total commission will be 750,000 THB.
However, the advertised percentage does not necessarily mean that the full amount will be paid immediately.
Before registering a client, the agent should confirm:
These terms should be confirmed before the buyer signs a reservation form or purchase agreement.
Many property developers in Thailand pay commissions only to officially registered partners. These partners may include local real estate companies, accredited agencies, or brokerage platforms that already have agreements with the developers.
This can create several difficulties for an independent real estate agent:
Creating a local company may be reasonable for a large agency with regular sales and a permanent team. For an independent agent or a small agency, the administrative costs and workload may be disproportionate to the number of completed transactions.
Another option is to process the transaction through an existing agency. This can simplify the payment process, but the agency may retain a significant part of the developer’s commission for using its company, contracts, and administrative resources.
MSPro works directly with property developers across Thailand and provides the infrastructure needed to process commission payments.
The cooperation process consists of three main stages.
The agent signs a partnership agreement with MSPro. According to the company’s current terms, the agreement can be completed online, normally within 24 hours. A passport is required to begin the registration process.
An independent agent does not need to establish a company in Thailand to sign an agreement with MSPro. The exact commission percentage, payment method, and conditions for a particular project should be confirmed in the agreement before the client is registered.
The agent continues working directly with the buyer. This includes selecting a suitable property, answering the client’s questions, arranging viewings, and supporting the buyer through the transaction.
MSPro provides documentation support, communicates with the developer, and administers the commission.
The buyer pays the property purchase amount directly to the developer. MSPro does not collect the property price from the buyer. Its role is to support the partnership between the agent and developer and to process the agent’s commission after it has been paid by the developer.
Once the developer transfers the commission to MSPro, the platform sends the agreed amount to the agent.
Under the current MSPro cooperation terms:
The payment period from the developer depends on the conditions of the particular project. Some developers pay the commission in installments as they receive payments from the buyer. As a result, the period between closing the sale and receiving the full commission may range from several weeks to several months.
Before introducing or registering a client with a developer, the agent should obtain clear information about the commission and payment process.
Confirm the total commission offered for the selected property and the percentage that you will receive after any expenses specified in the agreement.
Check which buyer details must be submitted and how long the registration remains valid. Obtain confirmation that the client has been registered under your name. This reduces the risk of disputes if the buyer contacts another agency or the developer directly.
Different developers follow different payment schedules. A commission may become payable after:
Do not promise yourself or your partners a particular payment date until the developer’s conditions have been confirmed.
Choose the payment method in advance. MSPro currently supports commission payments in Thai baht, US dollars, and USDT. When selecting a currency, consider possible banking, transfer, and conversion expenses.
Review the partnership agreement, payment details, client registration rules, and supporting documents before the buyer signs the property purchase agreement.
One of the most common mistakes is beginning work with a buyer without confirming how the commission will be paid. Once the transaction has been completed, it may be difficult to change the original arrangement with the agency, platform, or developer.
Agents should also avoid:
Important terms should be agreed upon before the transaction begins. Agents should also retain contracts, client registration confirmations, and correspondence related to the sale.
The right option depends on the agent’s business model and number of transactions.
Opening your own company may be suitable for an established agency with a regular volume of sales, a local team, and the resources to manage accounting and contracts independently.
Working through another agency can provide faster access to developers, but the agent should check how much commission the agency retains and when the remaining amount will be paid.
A brokerage platform may be appropriate for independent agents and smaller agencies that need access to developer agreements and commission administration without establishing their own company in Thailand.
The MSPro agreement is non-exclusive. Agents can continue working with other agencies, developers, and partners at the same time.
To begin, an agent needs to contact MSPro, provide the information required for the agreement, and specify the developer or property they are interested in.
Before registering a buyer, confirm:
After the agreement is signed, the agent continues working directly with the client. MSPro provides documentation support, manages communication with the developer, and administers the commission payment.
