An off plan property is purchased before construction is complete, so the buyer depends on contracts, documented rights, specifications, payment milestones, and the developer’s ability to deliver. The agent’s first responsibility is to identify missing information and separate verified facts from promotional claims.

Start with the developer’s correct legal name, completed projects, current construction portfolio, and experience with the relevant property type. Request dated construction updates and identify who verifies progress. Compare the buyer’s payment schedule with documented milestones rather than a general percentage-complete statement. Ask what happens if specifications change or the completion target moves, and direct contractual questions to the buyer’s lawyer.
The real estate due diligence checklist should also cover common-area fees, sinking fund contributions, furniture and equipment, utility connections, management terms, rental-program conditions, warranties, and handover inspection. These items can materially affect the buyer’s total commitment.
The agent must also confirm that the project is available to market through the chosen partner. Check current unit availability, price lists, promotional validity, buyer-registration rules, commission calculation, payment trigger, expected developer schedule, currency, expenses, and reporting. A high advertised commission should never replace project review or buyer suitability.
